Rilea Group Breaks Ground on Mohawk at Wynwood

Rilea Group has broken ground on Mohawk at Wynwood, a 300-unit mixed-use rental development at 50 NE 29th St. in Miami’s Wynwood Arts District, giving the developer a second active construction site in the neighborhood alongside its nearby Ciprés project.

Why it matters

Wynwood has produced plenty of announcements and top-outs over the past two years, but Mohawk represents an actual construction start pouring vertical rental supply into the district rather than another filing. Rilea tapped Coastal Construction, the general contractor on the project, for a sixth collaboration between the two firms, and hired Deforma Studio as architect. The building adds to Rilea’s expanding Wynwood footprint just weeks after its Ciprés-partnered Rider Residences topped out nearby, underscoring the developer’s bet that the neighborhood can absorb sustained new rental volume rather than a single project at a time.

The numbers

Mohawk at Wynwood will rise as 12- and 8-story residential towers holding studio, one-, two- and three-bedroom units across the 300-unit count. The project carries 29,118 square feet of ground-floor retail, with individual commercial units ranging from 642 to 2,544 square feet, plus a 318-space enclosed garage. Rilea secured $150 million in construction financing from Nuveen Green Capital and Spanish lender ABANCA to fund the build-out. Groundbreaking took place the week of September 25, 2026, with completion targeted for 2029.

Retail leasing and sales continue alongside construction, with Rilea marketing ground-floor commercial space in South Florida’s highest-priced Wynwood/Midtown retail market to date. The project joins Rilea’s Rider Residences as the developer’s second live build in Wynwood, positioning the company as one of the neighborhood’s most active vertical builders heading into 2029 deliveries.
