Sioni Group Pays $14M for Two West 45th St Sites, Train Shop Inside
Eight deeds on ACRIS add up to $14.0M for two Midtown lots, and the 2004 price on the smaller one has doubled.
Sioni Group has bought two adjoining Midtown properties at 21 and 23 West 45th Street, Crain’s New York reported. The city record shows $14 million in deeds to one buyer, 21 W 45 LLC.
Why it matters
The buyer entity name matches the street address, and the dollar total matches the press figure, but ACRIS never names Sioni. We are relying on Crain’s for that link. What the record does prove is the split. A $7.0 million deed covers 21 West 45th, and four deeds covering 23 West 45th also add up to $7.0 million, one of them a $2.8 million deed from the long-time owner.
The human stake is the ground-floor tenant. Public listings put the Red Caboose model train shop at 23 West 45th Street, in a block that once held several train stores. We could not confirm that the shop is closing or moving, and no 2026 report says so. Treat its fate as open.
The numbers
The two sellers fared very differently. 531 Central Park Avenue Associates bought 23 West 45th in a 2004 deed for $3.46 million, so its $7.0 million is 102% higher after about 22 years. The seller of 21 West 45th took title in July 2008, and a transfer tax filing then showed $7.8 million, so the $7.0 million price is about 10% lower after about 18 years.
The 23 West side was papered in pieces. Three co-owner entities, FL DWROC 1031 LLC, Mikey Wrocks LLC and Duvie Properties LLC, each received a slice from the owner and each deeded to the buyer for $1.4 million. The $1.4 million, $1.4 million, $1.4 million and $2.8 million deeds sum to the $7.0 million. On financing, Valley National Bank filed $8.4 million in loan documents and a $309,931 mortgage, with two mortgage assignments from Flagstar Bank.
What we have not checked: Department of Buildings filings at the two lots, the lease terms, and any plan for the site. ACRIS lists the deeds as dated Oct. 8, 2026.
