Sonida affiliate records Ally deed of trust on Arlington lot

The $380M is a portfolio loan on 28 communities, not a Tarrant County figure. The Arlington record shows one borrower in the pool, not the property's value.

A Texas LLC run out of Sonida Senior Living’s Dallas headquarters suite recorded a deed of trust in favor of Ally Bank on an Arlington lot. The document is dated Aug. 7, 2026, the day Sonida signed a $380 million Ally term loan covering 28 communities. For lenders, buyers and brokers, it places an Arlington property inside that collateral pool.

Why it matters

Tarrant County recorded document D226189229 on Sept. 29. The borrower is CSL CE Arlington LLC, the lender is Ally Bank as agent, and the legal description is Greens Field, Lot 1B, Block 8R, in Arlington.

The Texas Comptroller lists CSL CE Arlington as a Delaware LLC registered in Texas on Dec. 29, 2011. Its mailing address and all four listed officers sit at 14755 Preston Road, Suite 810, Dallas. Sonida’s 8-K gives that same suite as its principal executive office. Sonida was formerly named Capital Senior Living. An Arlington asset now carries the new Ally financing, which a buyer or refinancing lender would have to clear.

The numbers

Sonida’s 8-K says the Ally loan is $380.0 million, with a $372.5 million first advance on 28 communities. Of those, 19 were already under an earlier Ally loan and 9 came from its March 2026 merger with CNL Healthcare Properties. The term is five years, interest only, at one-month SOFR plus 1.85%. At signing, $122.0 million was outstanding on the old loan.

The $380 million is the whole portfolio, not a Tarrant County figure. The clerk’s index lists $177,000,000 on the Arlington deed of trust, a figure read from the index. That amount does not value the Arlington property, and we do not size the community from it. Texas deeds carry no sale price. The gap from loan date to recording was 53 days.

Each community in the pool needs its own deed of trust in its own county, so more Sonida-linked recordings should follow. The 8-K lists the full loan agreement as Exhibit 10.1, signed by Sonida and its affiliated borrower entities.
