South Florida's Entitlement Calendar for the Next Five Weeks

Three confirmed South Florida entitlement items over five weeks: a Hollywood zoning rewrite, Delray Beach code changes, and a Broward procurement deadline.

Three South Florida entitlement items are confirmed on official agendas over the next five weeks, after several others on the region’s hearing calendars turned out to be cancelled, unpublished, or empty of any land-use business once checked against the source. What is actually live: a citywide zoning rewrite in Hollywood, three land development code changes in Delray Beach, and a Broward County infrastructure procurement with a hard deadline.

Why it matters

Entitlement calendars are noisy. A meeting getting posted to a city’s Legistar portal does not mean anything gets decided there, and this week’s sweep found that out directly: a Delray Beach Board of Adjustment hearing on the books for August 6 turned out to be cancelled, a Broward County Commission meeting for August 20 has no agenda posted, and a Miramar City Commission meeting for September 5 has a published agenda with zero land-use items on it. Builders and developers tracking pipeline should watch the agenda packet, not the meeting date.

File 26-Z-18, a city-initiated ordinance amending Article 4 of Hollywood’s zoning and land development regulations to revise definitions and establish new provisions, covering the area between the Intracoastal Waterway and the Atlantic Ocean from East Dania Boulevard to East Hallandale Beach Boulevard. A recommendation to the city commission, not a final vote.
  • Delray Beach, Aug. 11, City Commission, 5 p.m. regular meeting. Three ordinances up for reading: No. 31-26 amends the rear setback standard in the base zoning districts; No. 33-26 changes how long an approved site plan stays valid for townhouse developments tied to an approved plat; No. 32-26 reassigns administrative sign-off authority to the development services director.
  • Broward County, due Aug. 14. Public Notice 243763, the West Copans Rehabilitation and Redevelopment Project, is a live solicitation on the county’s Bonfire procurement portal.

What’s next

The Hollywood and Delray Beach items head to first or final votes on August 11. The Delray Beach townhouse site-plan-validity change is the one worth flagging to anyone with an active plat in that city, since it touches the clock on when a site plan expires. Broward’s West Copans notice closes August 14, and firms bidding infrastructure work in that corridor should treat that date as fixed.
