4 Hollywood Projects Face Decision at Tuesday's Sept. 8 Hearing

Hollywood's Planning and Development Board decides four items Tuesday: a 394-unit tower, a 30-unit site plan, a Live Local height call and a beach rezoning.

Four real development items reach Hollywood’s Planning and Development Board Tuesday at 5 p.m., from a 394-unit apartment building proposed for 2200 Jackson Street to a citywide rezoning that would bank 2,300 new hotel rooms along Hollywood Beach, the only project-specific entitlement business this week’s check of South Florida agendas turned up once each city’s actual packet, not just its meeting date, got read.

Why it matters

Three of the four Hollywood items are quasi-judicial, meaning the board hears sworn testimony and exhibits before voting, and two carry variance requests that determine whether a project gets built as designed or gets sent back for redesign. Bridge Asset Management’s 2200 Jackson Street site plan needs a corner setback cut from 15 feet to 2 feet 10 inches to fit its footprint against South Dixie Highway. PRH 1301 S Ocean Drive LLC needs the city to set height and site coverage limits before its Live Local project on government-owned land can move to permitting. Neither city, Delray Beach nor Pompano Beach, published a project-specific site plan, rezoning or variance item on its September 8 agenda; both carried only routine ordinances, board appointments and, in Pompano’s case, a minor utility easement abandonment. Miami Beach’s Planning Board meeting document was not retrievable at its posted link as of this writing.

  • 2200 Jackson St. and 400 S. Dixie Hwy (File 25-DPV-91a): Bridge Asset Management LLC’s 394-unit, 282,150-square-foot design and site plan, plus the corner-chord setback variance, in the Regional Activity Center.
  • 2455 Polk St. (File 25-DP-26): Joseph B. Kaller, on behalf of Mike Kaplun, seeks a site plan for a 4-story, 29,568-square-foot, 30-unit building in the MC-1 district.
  • 1301 S. Ocean Dr. (File 25-RESO-73a): PRH 1301 S Ocean Drive LLC’s Live Local height, setback and coverage determination on government-use land.
  • Hollywood Beach corridor (Files 26-TZ-18, 26-F-70c, 26-F-70a): a new overlay district with bonus zoning, a 2,300-room hotel density bank and 500 allocated flexibility units.

What’s next

The Kaplun and Bridge Asset site plans go to the board for a binding decision Tuesday; the beach overlay package and the 1301 S. Ocean Drive height determination are recommendations that still need a City Commission vote. Land-use attorneys tracking South Florida beach-corridor entitlements should watch whether the overlay’s regulating map survives board comment intact, since it sets the template Hollywood Beach property owners will use to apply for TIDE hotel-room allocations once the commission adopts it.
