Company tied to Stephen Starr pays $13M for Pine Tree Drive home
The deed has not recorded yet, so the county's own building record, not the trade report, is what fixes the price per square foot.
A Philadelphia limited liability company tied to restaurateur Stephen Starr has agreed to pay $13 million for a waterfront home at 6065 Pine Tree Drive in Miami Beach’s La Gorce neighborhood, according to The Real Deal. The deed has not yet recorded with Miami-Dade County. The county’s own property roll still lists the sellers, Souheil Salloum Chamaa and, per the reporting, his wife Myrna Domit, as the owners of record.
Why it matters
Starr already operates the restaurant Makoto at Bal Harbour Shops and opened the steakhouse Slim’s there this year, a few miles north of the property. A restaurateur who has been adding dining space in that corridor now putting $13 million into a Miami Beach house is a small, real data point on who is buying at the top of the barrier island’s waterfront market. It is not evidence of a broader trend on its own, and readers should treat it as one transaction.
The numbers
Miami-Dade’s property appraiser lists the house, built in 1924 with additions dated 1984, 1999 and 2020, at 4,697 square feet of living area on a 10,213-square-foot lot, about a quarter acre, in the Beach View subdivision, folio 02-3211-014-0120. At $13 million, that prices the reported deal at roughly $2,768 a square foot of living area, or about $1,273 a square foot of land. Chamaa bought the property in May 2001 for $1.6 million, a qualified sale per the appraiser’s coding, putting the new price at 8.1 times that basis 25 years later. The county’s 2026 assessed value is $5.64 million, capped well below market value under the state’s Save Our Homes homestead limit.
What’s next
Because the deed has not posted, the $13 million price and the buyer’s identity currently rest on the reporting, not the county file. Watch the Miami-Dade Official Records index for the instrument naming the Philadelphia LLC. Once it records, brokers working La Gorce and Pine Tree Drive will have a sourced, dated comp to underwrite against in one of the barrier island’s most closely watched micro-markets.
