A two-bedroom condo in Surfside just traded for $17 million. Unit N417 at the Four Seasons Private Residences at The Surf Club set what the sale announcement calls a Florida record for a two-bedroom, beating the $14.85 million mark the building itself held.

Both sides of the deal were Douglas Elliman agents: Chris Wands and Amanda Malone of The Wands Team worked for the seller, and Cindy Orlinsky worked for the buyer.

Why it matters

The 3,006-square-foot unit, at 9111 Collins Avenue in the Richard Meier-designed north tower, sold for about $5,655 per square foot. That is well above the roughly $4,800 per square foot a larger south-tower unit fetched when it sold for $19 million in August. Buyers at the top of the South Florida market are now paying record numbers for smaller layouts in this building, not just for size.

The numbers

Miami-Dade property records show the seller of record, an LLC, bought N-417 for $6.2 million on Jan. 27, 2020. The LLC that sold it to them had paid the developer, Fort Capital, $6 million in May 2017. At $17 million, the resale is roughly 2.7 times the 2020 price, a gain of about $10.8 million in under six years. The county’s 2026 tax roll values the unit at $7.96 million, less than half the new price.

The unit has two bedrooms and two and a half baths, an ocean-facing glass wall along the main living space, a private terrace off the great room and two valet-parked spaces.

What’s next

The new deed had not yet posted to the property appraiser’s record as of Nov. 2, so the buyer’s identity is not yet public. When it records, the price becomes a hard comp for every two-bedroom listing at The Surf Club and its neighbors on Collins Avenue, and a reference point for Fort Partners as it builds out the rest of the Surf Club campus.
