A 174,359 sf Coral Springs site sold for $11.5M (~$66/sf) while six Miami-Dade single-family permits totaled $15.8M, split between spec LLCs and owner-builders.

Builders hunting land in South Florida had one big print to study this fortnight. A vacant commercial site at 9551 W Sample Road in Coral Springs, Broward County, changed hands for $11.5M, according to a Special Warranty Deed recorded September 30 (instrument 121126175). The buyer is Coral Springs 300 LLC. The seller is Amera Downtown Development Company LLC. Our land wire logged no land trades in the last seven days, so this is a 14-day read.

Why it matters

The Sample Road site is the largest vacant-land trade we tracked in the window, and it prices at about $66 per square foot on 174,359 sf. That is far below infill Miami. A vacant parcel at 711 NE 23 Ter in Miami, recorded September 29 at $6.0M, works out to about $315 per square foot on 19,068 sf. Same asset class, roughly a five-times gap, driven by location and parcel size.

On the home-building side, the permit wire shows who is putting up houses on lots. Of six single-family permits issued since September 16, three went to owner-builders and three to entity-backed projects, including spec LLCs. See the wider picture in South Florida.

Six Miami-Dade single-family permits total $15.8M.

  • 1775 W 24th St, Miami Beach: $4.0M, 5,979 sf, owner-builder, issued October 7.
  • 12488 N Bayshore Dr: $3.0M, 11,230 sf, Ipe Development 03 Spe Azurita (a spec vehicle), contractor Structura, issued September 24.
  • 10951 SW 224th St: $2.8M, owner-builder, issued September 16.
  • 9625 Broadview Ter: $2.0M, 5,613 sf, owner-builder, issued September 29.
  • 1571 NW 4th Ter: $2.0M, 13,905 sf, Onx Odagled Grand Palms II LLC, contractor Contec South Florida, issued September 25.
  • 7535 SW 55th Ave: $2.0M, 7,000 sf, High Pines 7535 LLC, contractor Biscayne Builders, issued September 24.

Stated valuations run from about $144 to $669 per square foot of permitted area. Permit valuations are applicant-declared, not sale prices.

What’s next

Watch whether Coral Springs 300 LLC files site plans or a rezoning request, since the deed alone does not state a use. For spec builders, the question is whether lots priced like Sample Road can support the same product that the Bayshore and Grand Palms permits imply.
