Trinity River Authority files $50M Arlington office permit

The Trinity River Authority filed a $50M Arlington permit for a mass timber office at 5101 S Collins St. The state lists the same site at $54M and 67,800 sq ft.

The Trinity River Authority has a roughly $50M to $54M office project on file at 5101 S Collins St in Arlington. The city permit and the state registration both name the Authority as owner. For mass timber and general contractor bid watchers, it is a public-funds job in Tarrant County that is still at the paperwork stage.

Why it matters

Arlington’s folder 26-076848-FE was filed Sept. 15, 2026, and describes “construction of Trinity River Authority new mass timber office.” Its status is Application Incomplete. The “mass timber” detail appears only in the city record, not in the state registration.

The city lists the work under the permit type “Perimeter Screening Fence.” That is the category on the folder, and the description beside it is the office.

The numbers

The $50,000,000 on the city folder is the applicant’s declared valuation, not a contract price or confirmed budget. The state registration, TABS2026014676, was registered March 10, 2026 and lists an estimated cost of $54,000,000. These are different instruments, so the $4M gap is not a cost dispute.

The registration describes a new 54,000 sq ft, 2-story general office plus a new 13,000 sq ft, 1-story field office with a mezzanine. The registration lists 67,800 sq ft in total, about $796 per sq ft at $54M and about $737 at $50M. BRW Architects is listed as the design firm.

The registration lists a start date of May 29, 2026 and completion on July 31, 2028. The city application is still incomplete, so a building permit is not shown as issued in the record we pulled.
