Wells Fargo has a new $20,825,000 mortgage on four Fort Greene apartment buildings, recorded Oct. 8 and signed Sept. 25 by Tri-Block FTG LLC, according to the city’s property records.

Why it matters

The four lots are 80 Greene Avenue, 221 Ashland Place, and 33 and 53 St. Felix Street. The city’s lot data puts them at 193 apartments and 151,846 building sq ft, with the owner listed as FT Greene TB Housing Development Fund Corporation, a housing development fund company. We could not trace a named sponsor behind the LLC from the recorded documents, so no firm is named here.

What is traceable is the lender relationship. Tri-Block FTG LLC, alongside Clermont FTG LLC, was a borrower on a $97,154,000 Wells Fargo mortgage recorded June 26, 2024, the same day as a $35,000,000 deed on 80 Greene Avenue. That 2024 mortgage was later assigned to Freddie Mac. We did not confirm whether the new loan replaces, adds to or sits beside it, so treat it as new debt on the same collateral family.

For a developer or broker pricing Brooklyn multifamily, the useful read is the basis. The loan works out to about $137 per building sq ft and $107,902 per apartment. That is a lender’s exposure, not a sale price or appraisal.
