Tarrant County records show the entity holding Westside Village land closed a $22.78 million Bank of America loan on Sept. 29, 2026. That was about two weeks before Fort Worth’s public groundbreaking on the $1.7 billion project.

Moritz Interests Ltd. deeded the parcels, part of the Jack Williams subdivision’s Lot 1-R, Block 1, to Westside Land Acquisition LLC on Sept. 28. The next day, that buyer signed a deed of trust pledging the same land to Bank of America for $22.78 million. Both documents were recorded with the Tarrant County Clerk on Sept. 30, roughly two weeks before Mayor Mattie Parker and the project’s developers held the public groundbreaking.

Why it matters

Fort Worth’s council approved a roughly $125 million incentive package for Westside Village in June 2025, but that vote never priced the land itself. The September filings are the first hard number tying financing to the specific acreage between University Drive, White Settlement Road, Foch Street and the West Fork of the Trinity River, the assemblage that developers Keystone and Larkspur Capital, operating as FW Westside RE Investors, are building out in four phases through 2035.

The numbers

  • $22,780,000: the Bank of America loan amount, recorded as instrument D226190813 (document 330947688).
  • Sept. 28 to Sept. 30: the span from the deed’s instrument date to both documents hitting the county record.
  • Two parcels: both tracts described under Jack Williams, Lot 1-R, Block 1, cover the land pledged in the deed of trust.
  • 37 acres: the full Westside Village site; the recorded deed covers a portion of that assemblage near the University Drive and White Settlement Road corner cited in public reporting on the project.

What’s next

Phase one, a 308-unit residential building and roughly 100,000 sq ft of office space with Moss Construction as general contractor, is now under construction and due in 2028. Three more phases, including the balance of the project’s 880,000 sq ft of office space, 238,000 sq ft of retail and a boutique hotel, remain ahead of the 2035 build-out date. For lenders and brokers, Bank of America is now the lender of record on this part of the site. More in Dallas-Fort Worth market coverage.
