Our own check of the Miami-Dade Property Appraiser shows YTECH 75 BROADWAY LLC as owner of two folios. Folio 01-0209-080-1030 at 75 Broadway is a 5,265 sq ft lot. Folio 01-0209-080-1040 at 41 SW 15 Rd is a 9,152 sq ft vacant lot. Together that is 14,417 sq ft under one name, in a market where South Florida buyers have been paying up for new Brickell product.
The numbers
The appraiser’s 2026 assessed values are $4,213,000 for 75 Broadway and $7,321,600 for 41 SW 15 Rd, or about $11.5M combined. Assessed value is a county estimate and is not a price paid.
Appraiser sales history shows 2018 and 2020 transfers among entities linked to Kapp Morrison, including a $4.2M deed on 75 Broadway in 2018. That 2018 figure sits almost exactly on today’s $4,213,000 assessment for the same parcel.
Not confirmed: a 2021 purchase deed of $12.2M did not appear in the appraiser sales history we pulled, so we are not reporting it as fact. We also have not confirmed a City of Miami permit or a Major Use Special Permit approval for the tower.
What’s next
A 52-story building in Brickell would typically go through city review before a building permit. Until a filing or approval shows up in city records, the project stays a reported plan. We will look for a City of Miami application on the two folios and update this story if one appears.
