YS Developers Files a Second Bed-Stuy Job on $35.5M Myrtle Site
The Sept. 8 filing covers one of three lots in the March 27 deed and sits beside an eight-story, 77-unit job filed two months before closing.
YS Developers LLC filed plans on Sept. 8 for a one-story, 5,121-square-foot community facility at 1123 Myrtle Avenue in Bedford-Stuyvesant, 165 days after a $35.5 million deed for three lots, per ACRIS and DOB NOW.
Why it matters
The filing is the second job on a site where the buyer’s plans are larger than the new building suggests. DOB NOW job B01456201-I1 lists zero dwelling units and one story on lot 39, and the owner business name is YS Developers LLC. A sister filing, B01348174-I1, covers an eight-story, 77-unit mixed-use building of 180,700 square feet on lot 50, and the same owner filed it on Jan. 27, 59 days before the deed closed. Both jobs are still under DOB review, and the filings do not say how the community facility relates to the tower.
The numbers
The March 27 deed moved 1101, 1103 and 1123 Myrtle Avenue for $35.5 million from 1111 Myrtle Avenue Group LLC to Myrtle Estates II LLC. DOB names YS Developers LLC, not Myrtle Estates II, as owner on the filings. Trade press reports that Yitzchok Schwartz bought through Myrtle Estates II and that the seller group paid $11.4 million in 2009, which we did not confirm in ACRIS. The deed came with three mortgage documents of $20.7 million, $18.7 million and $6.55 million, a $28 million agreement and a $53.25 million assignment of leases and rents, with G4 18297, LLC as the counterparty. Support-of-excavation, structural and foundation filings were added to the 1123 job within two days of the main filing.
What’s next
