A Sept. 24 Department of Buildings filing would turn 133 West 13th Street in Greenwich Village from a six-apartment building into a single-family home, 1,114 days after the property sold as part of a $17 million, two-building deed, per ACRIS and DOB NOW.

Why it matters

The filing is a reversal of the usual Village playbook of adding units. DOB NOW job M01393558-I1 lists 6 existing dwelling units and 1 proposed, in a four-story building that stays four stories. The work description says to convert from multiple dwelling to one-family residence, with a rear horizontal enlargement and a new stair bulkhead. The filing does not say what happens to the five other apartments or who lives in them, and we found no record that addresses rent stabilization.

The numbers

The Sept. 6, 2023 deed moved 133 and 135 West 13th Street together for $17 million, from 133 and 135 W 13th St, LLC to 133-135 W. 13th Street Holdings, LLC, which gave a Belvedere Property Management address in Times Square. An ACRIS deed from November 2017 on the same two lots shows $13.5 million, so the 2023 price was about 26% higher. The seller’s loans were satisfied at closing, and we found no mortgage recorded against the buyer since. The new filing is for $1,205,200 of estimated work and covers lot 62 only. DOB lists the owner as a corporation, and the records we checked do not tie it to the 2023 buyer, so we do not name an owner. The filing is in plan examiner review.

What’s next
