Range Group Pitches 110-Unit Rezoning at 1133 W. Kinzie

An affiliate of Range Group filed as MKR Owner LLC is asking the city to rezone 1133 W. Kinzie St. in Fulton Market from M2-3 manufacturing to DX-5, which would allow a proposed five-story residential building with up to 110 units and 33 parking spaces. The application was on the Plan Commission’s Oct. 15 hearing agenda. Only City Council can grant the rezoning, and no Council vote has been scheduled.

Why it matters

For developers pricing out the going upzoning ask in this corridor, the MKR Owner LLC filing is a fresh data point: an M2-3-to-DX-5 request pegged to max FAR 5 and a proposed 59-foot-11-inch, five-story envelope. Fulton Market’s remaining industrial parcels keep seeking residential zoning as owners test how much density the Near West Side will absorb. For agents tracking the submarket, another 110 units proposed near Kinzie and Racine adds to a pipeline reshaping what was once Fulton Market’s “Old Meat Row,” part of the broader residential build-out across Chicago.

The numbers

  • 110 units proposed, which would replace the site’s current manufacturing designation
  • 33 parking spaces, below one space per unit
  • Max FAR of 5, the ceiling requested under the DX-5 designation
  • Five stories at 59 feet 11 inches, as proposed

What’s next

The Plan Commission heard the application on Oct. 15, 2026. Entitlement still requires action from the Committee on Zoning, Landmarks and Building Standards and a final vote of the full City Council, neither of which has been scheduled. Until City Council acts, the site’s M2-3 zoning remains in place and the project is not yet entitled to break ground.

Also reported by Hoodline, which identified Range Group as the developer and reported it bought the site from North Carroll LLC in a CBRE-brokered deal. That coverage described a brick-clad midrise with roughly 109 apartments, close to but not identical to the 110-unit figure in the official PD filing.
