Greenpoint Ave Owner Cited Again After Second Roof Collapse
DOB inspectors found a collapsed roof portion affecting the adjacent property, plus no permits for the roofing work ordered a year earlier.
Kwong Sang Hop Lee Inc, the owner of 122 Greenpoint Avenue in Brooklyn, was cited twice by the Department of Buildings on Sept. 23, 2026, after inspectors found a collapsed portion of the roof leaving the property open to the elements and affecting the adjacent property.
For anyone pricing or working on distressed one-story commercial buildings in Brooklyn: an unpermitted roof fix does not close a Class 1 violation, and the penalties here stacked up a year later.
Why it matters
The record shows the same condition twice. On Aug. 29, 2025, DOB cited the owner for a partially collapsed roof with rotten, unsound structural elements (ECB 35668575Z) and, separately, for a new roof, joist sheeting and roofing installed at the rear without a permit (ECB 35668576K). On Sept. 23, 2026, inspectors returned and wrote two follow-up violations: failure to maintain the building, and failure to comply with the order to obtain work permits.
The numbers
The 2026 pair carries $6,250 (39205203M) and $2,500 (39205202K) in penalties, $8,750 combined, both still active with the full balance due. The 2025 pair carried $12,500 and $2,500 in imposed penalties. A separate Class 2 violation from May 15, 2026 for an unlit sidewalk shed (39554180Y) shows $10,000 imposed and still owed.
City planning data lists the lot at 3,325 square feet with a 3,325 square foot, one-story building built in 1893, zoned for commercial use, with no residential units.
A full-demolition filing for the one-story building (job B01351898-I1) was filed on March 4, 2026 at a listed cost of $80,000 and shows status “Objections,” meaning it had not cleared DOB review. It lists Kings Capital as the owner business name. A May 2026 filing for an overhead protection enclosure protecting the adjacent property is approved. We could not confirm from the record how Kings Capital relates to the titled owner.

All four 2025 and 2026 roof violations are set for ECB hearings on Nov. 23 and Dec. 2, 2026. Watch whether the demolition filing clears objections: a cleared filing would change the site from a violation case to a cleared lot.
