Sollevare Group filed with the Department of Buildings on October 2 to enlarge 219 Court Street in Brooklyn, 79 days after the building was deeded for $3,915,000. The job, B01466696-I1, is an alteration that keeps the existing building and takes it from 2 dwelling units to 5, with an estimated cost of $697,913.
For a developer or broker working Court Street: a buyer is already paying roughly $1.3M per proposed unit for a lot that is small enough to price on its position.
Why it matters
The deed names 219 Court St. Propco LLC as buyer and an individual as seller. The filing lists Sollevare Group as the owner, so the operating name sits behind the title entity. The property is a 1931 building of 4,075 sq ft on a 2,413 sq ft lot, per city planning data, in an R6A zoning district.
The sequence is the story. The deed is dated July 15 and was recorded July 20. The DOB filing arrived 79 days after the deed date. A buyer who files this fast already had a plan priced into the purchase.
A second record adds a wrinkle. A memorandum of contract recorded November 13, 2025 named a different buyer, Fermov ATL LLC, on the same property. The deed went to Propco instead. We found no record tying the two entities together, so we do not say whether they are related.
