Bronx owner of 43 units ordered to shed a leaning parapet

DOB ordered the owner of a 43-unit Bronx building to install a sidewalk shed on 9/16 after inspectors found a leaning parapet at risk of collapse.

The owner of 2256 Walton Avenue, a 43-unit, five-story Bronx walk-up built in 1926, was told on September 16 to hire a licensed contractor and put up a sidewalk shed immediately, after Department of Buildings inspectors found a parapet leaning inward and at risk of collapse. The shed order is the clearest sign yet that the building needs capital before it can be sold or refinanced.

Why it matters

For lenders and buyers of Bronx rent-stabilized-era stock, a DOB emergency work order is a cost and a timeline problem. The owner must pay for a shed, an engineer’s evaluation of the whole building and a corrective action plan, all before any facade repair starts. Inspectors also cited a large vertical crack in the brick near the courtyard corner and a missing 2025 parapet observation report, which was due to DOB by September 30. The ECB violation, number 35718693M, is Class 1, status active, with a hearing pending.

What’s next

The corrective action plan has no due date in the violation text, and the DOB record shows no disposition yet. We found no HPD vacate order for the building.
