The City of Miami’s building department issued a $263 million commercial construction permit for 2 Island Drive on Fisher Island on August 19, one of the largest single filings anywhere in the city this month, and no other outlet has reported it yet. Permit BD23028759001B001 lists Moss & Associates as the contractor of record. The owner and developer fields on the record are blank, a gap our permit wire flagged the moment the filing posted.
Why it matters
A $263 million permit is the biggest thing to land on a Miami general contractor’s books this week, and it puts Moss & Associates, one of the Southeast’s largest privately held GCs, on record for a project scaled well beyond a typical Fisher Island renovation. For subcontractors, suppliers and trade partners across South Florida, a filing this size means a wave of bid packages is coming, whether Moss self-performs core scopes or lets them out. Fisher Island’s buildable land is scarce and tightly held, so any new-construction permit of this size there is unusual enough to be worth tracking closely, and worth watching for who claims ownership once the county’s property records catch up to the filing.

It is classified as new construction, commercial property type, at 2 Island Dr. The permit record also carries a square footage figure that is large enough relative to Fisher Island’s footprint to warrant independent confirmation before it is reported as fact, so we are holding it pending verification rather than publishing an unchecked number.

The owner of record was not listed on the permit as issued, which is not unusual for a fresh filing but leaves an open question on who is paying Moss & Associates $263 million to build on one of Miami’s most exclusive addresses.
