A buyer paid $5,125,000 for 268 West 125th Street in Harlem on Oct. 23, 2025, and a full demolition of the building on it was filed on Sept. 30, 2026, 342 days later. The filing lists Circle F Capital as the owner.

For a developer watching 125th Street, a corner lot that clears is a lot that may be heading to a larger building.

Why it matters

The deed ran from Alvin and Rosa Hudgins LLC to 268 West 125th Street LLC and was recorded Oct. 28, 2025. The buildings department filing names Circle F Capital as owner. The records we pulled do not state how the two names are related, so we treat the LLC as the title holder and Circle F Capital as the owner of record on the permit.

The city lot file shows a one-story building from 1950 with 5,046 sq ft of floor area on a 5,046 sq ft lot. That is $1,016 per sq ft of lot at the deed price.

The numbers

  • Price: $5,125,000, deed dated Oct. 23, 2025.
  • Gap: 342 days to the demolition filing.
  • Zoning: C6-3, with a maximum residential floor area ratio of 7.52. That works out to roughly 37,900 sq ft of residential floor area on this lot, our arithmetic from the city file.
  • Existing use: no dwelling units. The filing lists zero existing units and leaves proposed units blank.

The filing describes demolition of a one-story structure by hand-held means only, prepared by M.F. Giordano Engineering, PLLC. Its status is Plan Examiner Review, so no demolition permit has been issued on this record.

What’s next

The filing does not say what replaces the building, and no new-building application appears at this lot in the city data we checked. The next signal is a new-building filing or a zoning-based sale of the cleared site. We will watch the lot. More deals are tracked on the New York market page.
