The City of Austin issued permit 2026-125842 BP on Sept. 29, 2026 for new construction of shell affordable housing units at 4810 Gonzales St, with a declared job valuation of $51,750,000. The site is in the 78702 ZIP code, City Council District 3.

Why it matters

An issued permit is the point where subcontractor bids become real work. For trades and suppliers in East Austin, a five-story, 334-unit shell means framing, MEP and envelope scopes.

This is the City’s permit record, not a price. The sections below separate what the record states from what it does not.

The numbers

All figures come from the City of Austin permit record.

  • Units: 334 housing units, classed as a five-or-more-family building.
  • Size: 569,697 sq ft of new area across five floors.
  • Declared job valuation: $51,750,000. That is the job value the applicant declared on the permit. It is not a sale price, a loan amount or a construction contract.
  • Timeline: applied June 3, 2025, issued Sept. 29, 2026, through the City’s commercial expedited review. The permit expires March 29, 2027 unless work proceeds.
  • Contractor and applicant of record: The NRP Contractors, LLC, of San Antonio. We have not tied the company to a parent brand on a record, so we name only the company on the permit. No individual is named here.
  • Site: Lots 1 to 3, Block 4, Chunn Subdivision, in Austin full-purpose jurisdiction.

The permit text describes the work as shell. Interior finish-out may move on separate permits, so the declared valuation should not be read as the full cost to deliver the units.

What’s next

Watch for separate trade and finish-out permits on the same parcel, which would show the build moving past the shell. The permit record lists a March 29, 2027 expiration date.
