Woodside: 257-unit rezoning at 50-02 Queens Blvd advances
A proposed M1-1 to R7X/R6A rezoning at 50-02 Queens Blvd would allow 257 apartments, 64 income restricted. Community Board 2 voted 35-1; the Council is next.

- Public record
A Woodside industrial block along Queens Boulevard is moving through the city’s rezoning process for a 12-story, 257-apartment building, and the local board has already signed off with conditions. The applicant, 5002 Woodside Development LLC, is asking to change the site from M1-1 manufacturing zoning to R7X residential with a C2-4 commercial overlay, plus R6A on the blocks to the south.
For a builder or land buyer, the practical read is that Queens Boulevard industrial lots near the 7 line are being treated as housing sites when the application carries a mandatory inclusionary housing set-aside. Anyone pricing a nearby M1 parcel on Monday should treat this as the current comparable for how far the review has gone, not as a finished entitlement.

Why it matters
The proposal is for roughly 261,100 square feet, with about 240,120 square feet of residential space, 16,700 square feet of commercial and 4,760 square feet of community facility use. Sixty-four of the 257 units would be income restricted under the Appendix F text amendment that maps MIH to the site. This is a proposal. Nothing is approved until the City Council votes.
