Lonicera files 25 stories at Bowery corner, demolition 213 days later

Lonicera Partners filed a 25-story, 88-unit new building at 56 Great Jones on Dec. 30, then a full-demolition filing 213 days later. Press reports 94 units.

Lonicera Partners is tearing down the Bowery Market corner to build a 25-story tower, and the Department of Buildings record shows the sequence: a new-building filing first, a full-demolition filing 213 days later. For developers and brokers, it is a worked example of an assembled corner clearing its site on the back of filings, not a closed deal price.

Why it matters

The site is the northwest corner of the Bowery and Great Jones Street in NoHo, filed under 56 Great Jones Street (block 531, lot 43). EV Grieve reports demolition has begun at the former Bowery Market and the garage beside it. The market closed in October 2025, so a food hall and its vendors are gone from the block before the tower is approved.

Lonicera signed a contract for 348 Bowery and took a minority stake in 350 and 352 Bowery, according to EV Grieve. We did not locate a recorded deed or price for the assemblage, so no purchase figure is stated here.

The numbers

DOB NOW shows new-building filing M01335408-I1 dated Dec. 30, 2025: 25 stories and 88 dwelling units. The status is Objections. Full-demolition filing M01426874-I1 is dated July 31, 2026 and was in Plan Examiner Review when we pulled it. That is 213 days between the two filings.

Press reports 94 apartments, 27 of them under Mandatory Inclusionary Housing, with an alternate scheme of 97 and 30. The DOB figure is 88, so we print both and rely on neither as final. Press also reports Landmarks approval of a roughly 5,000 sq ft cantilever over 354 Bowery, outside the NoHo Historic District. We did not verify the Landmarks docket.

Two further filings on the lot, M01437049-I1 (Aug. 12) and a P1 follow-up (Oct. 2), are alterations with zero proposed dwelling units. A neighboring scheme sits a few blocks north: 156-166 Bowery, a separate applicant’s 27-story rezoning.

What’s next

The demolition filing has not shown an approval in the record we pulled, so whether the permit is issued is an open item. The new-building filing still carries objections, which must clear before foundation work. Watch the unit count: if DOB moves from 88 toward the 94 or 97 in press, the affordable share moves with it.
