Buyer pays $8.1M for 569 Second Ave, files 134 units 259 days on

A $8,113,092 deed for 569 Second Avenue was dated Dec. 19. On Sept. 4 a 14-story, 134-unit new-building filing followed, 259 days later.

A buyer paid $8,113,092 for the lot at 569 Second Avenue in Manhattan, then filed for a 14-story, 134-unit new building 259 days after the deed date, a pace of roughly eight and a half months from closing to plans.

The deed on ACRIS is dated Dec. 19, 2025 and was recorded Jan. 6. It conveys the entire lot, block 912 lot 32, from Imperial Estates, Inc. to NERE Rose Hill Management LLC, with an address on Lexington Avenue.

Why it matters

For a developer or broker, the useful signal is speed. A buyer who files plans within nine months of closing is underwriting a ground-up project, not holding an old building. At $8.11M over 134 proposed units, land cost works out to about $60,500 per unit. Against 128,000 square feet of proposed floor area on the filing, that is about $63 per buildable square foot.

The numbers

The DOB NOW filing M01437514-I1 was submitted Sept. 4, 2026 as a New Building job with 14 stories and 134 dwelling units. It lists 128,000 square feet of total construction floor area and is in Plan Examiner Review. Its recorded initial cost is $0, so we have no construction budget.

The deed and the filing are two separate records with two different names. The deed buyer is NERE Rose Hill Management LLC. The owner on the filing is New Empire Corp, with Anthony Morali Architect, PLLC as the filing representative. Neither record says the two names are the same principal, and we are not asserting that they are.

What’s next

The plan examiner review is the next step to watch. We have not verified zoning, floor area ratio, prior use of the site or any earlier sale, so the per-unit figure is a land-basis snapshot, not a project budget. A construction loan or a change to the owner name would be the next public tells.
