The Allen Morris Company has revealed the Meyer Davis designed amenity program at Ponce Park, its 58-residence tower under construction at 3000 Ponce de Leon Boulevard in Coral Gables. The package centers on a rooftop pool and residents’ lounge, a full spa with sauna and steam rooms, a yoga and Pilates studio, landscaped gardens and a fire pit, alongside roughly 22,000 square feet of ground-floor retail anchored by the Madrid restaurant concept Quintin.

Why it matters

On a 58-unit building, the amenity spend is not incidental, it is the clearest read available on where Allen Morris believes small-format Gables luxury needs to sit to keep closing sales. A full spa floor and a dedicated yoga studio are the kind of program developers reach for when they are selling lifestyle density rather than square footage alone, a bet that Coral Gables buyers will pay for hospitality-grade shared space even in a boutique building. The reveal also lands as a sales tool: Allen Morris president W. Spencer Morris framed the shared spaces as built with the same intention as the residences, standard developer language for a project still working through its pre-close pipeline ahead of an early 2028 delivery.

The numbers

Ponce Park is an 11-story building with units from two to five bedrooms, 1,900 to more than 6,500 square feet, priced from $3.1 million. That entry price against the smallest floor plan works out to roughly $1,630 a square foot at the low end, a figure this publication derived from the project’s own reported numbers. The tower closed a $132.5 million construction loan from Bank OZK in January and broke ground in December 2025. The South Florida Business Journal reported the building was 40 percent pre-sold as of that groundbreaking, per Florida YIMBY’s coverage of the milestone.

What’s next

Watch whether the amenity reveal moves sales pace before the tower tops out. For Miami luxury brokers, the $1,630-a-square-foot entry basis and the 40 percent pre-sale mark are the two numbers to track against absorption at comparable Gables boutique towers over the next two quarters.
