Juan Gabriel's Southwest Ranches estate lists for $39M
The late singer's former Southwest Ranches compound, resold to an LLC for $9M in 2022, is now asking $38.9M.
A Southwest Ranches compound once owned by the late singer Juan Gabriel has hit the market for $38.9 million, the highest asking price ever recorded for a home in the Broward County community, The Real Deal reported. The estate changed hands quietly in 2022, and the listing now dwarfs the area’s previous high of $22.5 million.
Why it matters
Southwest Ranches is an equestrian-zoned pocket of western Broward known for large lots and privacy, not nine-figure listings. A near-$39 million ask puts the property well above anything else that has traded there, and the celebrity provenance is doing real work for the marketing: the estate’s link to one of the best-selling Spanish-language artists in history is central to how Coldwell Banker Realty, which holds the listing, is positioning the sale. The Real Deal reported the home went on the market October 7.
The numbers
According to The Real Deal’s reporting, Juan Gabriel bought the property in 1995 and later transferred it to one of his sons. An LLC bought the estate in 2022 for $9 million, citing county appraiser records, meaning the current ask represents more than a fourfold markup in four years. The roughly 10-acre compound holds six structures, including a five-bedroom main house, a guest house, and a basketball pavilion of about 975 square meters. The Real Deal put the prior record for a Southwest Ranches home sale at $22.5 million.
What’s next
No sale has closed and the listing remains active. The gap between the $9 million trade in 2022 and today’s $38.9 million ask will be the thing to watch: whether the estate’s celebrity history can clear a price point the South Florida market’s western Broward corner has never tested, or whether it sits until the number comes down.
