British hedge fund billionaire Chris Rokos has reportedly sold his oceanfront estate at 1370 S Ocean Blvd in Manalapan for about $83.2 million, roughly double the $40 million county records show he paid in 2017. The South Florida Business Journal reported the sale on Oct. 9, and Billionaires Africa reported it on Oct. 1.

Why it matters

The house was priced at $150 million, then cut to $135 million, so the reported price is 44.5% below the first ask and 38.4% below the second. It is still a $43.2 million gain, or 108%, over nine years.

The buyer has not been named. The Property Appraiser still lists Christopher C. Rokos as owner, and we found no recorded deed for the reported sale.

For the Palm Beach County trophy market, the sale sets an $83.2 million reference point against asks that were far higher. See more in South Florida.

The numbers

  • Reported price: about $83.2 million, per the South Florida Business Journal.
  • Prior ask history: $150 million, then $135 million, per the same reporting.
  • Last recorded purchase: $40,000,000 on 3/14/2017 from Borogoves Ltd (OR 28958/1196).
  • 2021 transfer: title to Rokos on 11/19/2021 for $100 (OR 33109/785), which reads as a transfer into his name, not a market sale.
  • Site: 2.83 acres with an 18,360 sq ft house built in 1972, per the Property Appraiser.
  • Implied value: about $29.4 million per acre and about $4,530 per square foot of house.

What’s next

The deed is the record to watch. It will show the buyer, the recorded price and any entity used to hold title, and the Property Appraiser should update the owner after it posts. Until then the $83.2 million figure rests on press reports, not a recorded instrument.
