Key International and Wexford Real Estate Investors say Mr. C Residences Boca Raton has crossed 50 percent sold, six months after the 133-unit tower began converting reservations into hard contracts. The developers, not an independent record, are the source of the figure. Less than a year after launch, the milestone lands on a project whose entry price has climbed to $2.2 million, up from roughly $1.95 million as recently as September.

Why it matters

A 12-story, 133-unit tower in Downtown Boca Raton clearing half its inventory inside six months of real contracts, not reservations, is a live read on how much room is left in the Palm Beach County luxury stack once a brand name (Cipriani’s Mr. C hospitality label) and a boutique unit count are attached to it. Buyers are coming from the Northeast and Florida rather than overseas, which is the more useful signal for agents than the sellout percentage itself: it says the demand is a relocation and second-home trade, not an international allocation play, and it is showing up at a price point still climbing months after the sales gallery opened.

The numbers

The tower at 41 SE 4th Street was designed by Arquitectonica with interiors by 1508 London, and is being marketed by Douglas Elliman Development Marketing. Remaining inventory is concentrated in two- and three-bedroom residences and fourth-floor Garden homes with expanded outdoor space, with pricing now starting at $2.2 million. The sales gallery opened in May 2026, and the building was already being reported around 50 percent sold by September at a lower entry price, a pace the developers’ own October 15 release now reconfirms alongside the updated price and buyer-origin data.

What’s next

Watch whether the remaining half of the building, concentrated in the larger Garden homes and upper-floor plans, sells at the same pace as the first half, or whether $2.2 million-plus becomes a ceiling that slows absorption. The next real test is a construction update, since a sales pace this strong only matters to South Florida agents and developers if vertical construction keeps pace with the contract count toward the project’s 2029 target completion.
