Amazon takes all 317K sq ft at Moffett Towers, backfilling Google
A full-building backfill of a Google exit is the cleanest evidence yet that Silicon Valley's best office stock is clearing.
Amazon has leased the entire 317,000 square foot building at 1000 Enterprise Way in Sunnyvale, taking down space that Google walked away from three years ago. The landlord is Jay Paul Company, whose Moffett Towers campus has been one of the most closely watched barometers of Silicon Valley office demand.
Why it matters
Office recovery has been bifurcating for three years: the best buildings lease and everything else discounts. What has been missing is evidence that the biggest blocks, the full-building campus vacancies left by the 2022 and 2023 tech contraction, can actually clear rather than being chopped into partial deals. A single tenant absorbing 317,000 square feet in one building is that evidence.
For developers and owners the read is on basis and timing rather than sentiment. Three years is how long premium, well-located Silicon Valley product sat before a credit tenant of this size stepped in. That is a long carry, and it is the number to underwrite when modeling a speculative office or a lease-up assumption on a large block anywhere in a tech-dependent market. Buildings like this one do re-lease. They do not re-lease quickly.
The numbers
The transaction covers the whole building at 1000 Enterprise Way and was reported July 20. Amazon has been an expanding tenant at the campus rather than a new arrival: the company previously took an entire eight-story, roughly 350,000 square foot building at Moffett Towers II at 1111 Lockheed Martin Way, and has since added further space at Jay Paul’s Sunnyvale holdings. Lease term and rent were not disclosed.
The counterparty detail matters for the market read. This is not a coworking operator or a short-term flex user absorbing the space at a discount. It is a hyperscaler consolidating campus footprint, which is the same demand driver reshaping data center site selection and industrial land pricing across the country.

Watch whether the deal resets asking rents across the Jay Paul portfolio and how quickly the remaining large Sunnyvale blocks trade, because one full-building backfill sets a comp and two set a trend. For brokers, the actionable piece is that hyperscaler campus consolidation is currently the deepest source of large-block demand in the market, and it is concentrated in a small number of names.
