Astoria Lot Resells for $3.2M; Buyer Files to Demolish in 27 Days

The lot sold for $2,860,000 in February. The resale closed 190 days later, five days before a 24-unit filing appeared.

Astoria 848 Holdings LLC paid $3,200,000 on Sept. 4 for 8-48 Astoria Boulevard, $340,000 more than the lot’s last sale, and filed to demolish the building on it 27 days later, per ACRIS and DOB NOW.

Why it matters

We reported on Oct. 2 that a $2,860,000 deed from February was followed by a 7-story, 24-unit filing. This deed is new. The February buyer had deeded the lots to 8-48 Astoria LLC for $0 on April 21, and that LLC, at the same Bronx address, is the seller here. The sale was dated Sept. 4 and recorded Sept. 24.

The sequence is the change. The 24-unit new-building job was filed Sept. 9, five days after this resale closed. Whether the seller or the new owner made that filing is not in the records, and the DOB owner field reads only “PR”. The demolition filing, Q01462069-I1, came Oct. 1 and covers a one-story garage, so site clearing is moving alongside the approvals.

For developers and brokers, this is a 190-day entitlement-adjacent trade: a sale recorded at 11.9% over the prior price, before any permit, with a lender behind it. For demolition and foundation contractors, a pending $30,000 job is the first dated sign of a start.

The numbers

  • Deed: $3,200,000, Sept. 4, 2026, recorded Sept. 24 (ACRIS).
  • Prior deed: $2,860,000, Feb. 26, 2026 (ACRIS). The gain is $340,000, or 11.9%.
  • Mortgage: $2,100,000 from S3 SB Real Estate Credit II Trust, dated Sept. 4 (ACRIS), about 66% of the price.
  • Demolition: filed Oct. 1, $30,000 estimate, 2,400 sq ft (DOB NOW).

The price compares a three-lot sale with a three-lot sale, but ACRIS does not show what was spent in between. The gain is a gross figure.

What’s next

The demolition job sits in plan-examiner review. The 24-unit filing was in plan-examiner review as of Sept. 17, per our earlier report. Watch for a permit issuance, a change in the DOB owner field, and any construction loan recorded against the new owner. Our coverage of New York will track both jobs.
