Banco do Brasil Americas is leaving its longtime home at 1221 Brickell Avenue for a full-floor headquarters at Brickell Arch, the bank’s largest US office footprint to date.

The bank, operating here as BB Americas Bank, signed for 27,297 square feet at the 1395 Brickell Avenue tower, according to CRE Sources, which first reported the lease. That breaks down to 23,206 square feet of office space covering the entire fourth floor plus 4,091 square feet of ground-floor retail. The Real Deal reported Thursday that the move comes as Brickell’s financial district rides an office leasing boom, with asking rents among the highest in the city. Banco do Brasil had occupied 1221 Brickell, a few blocks away, for more than a decade after relocating there from One Biscayne Tower.

Why it matters

The lease is one of the largest single-floor office commitments in Brickell this year and signals a Brazilian institutional bank doubling down on Miami rather than retreating from it. Colliers represented landlord Gaedeke Group; Cushman & Wakefield’s Tony Jones represented the bank. BB Americas Bank president and CEO Mario Fujii said Miami’s role as “an international business gateway aligns closely with our mission and the needs of our clients,” tying the expansion to the city’s growing pull for Latin American finance.

The numbers

Brickell Arch’s full-floor deal totals 27,297 square feet, split between 23,206 square feet of office on floor four and 4,091 square feet of ground-level retail. That is well above the roughly 17,000-square-foot footprint the bank held when it first leased space at 1221 Brickell in 2017.

What’s next

Gaedeke Group has planned renovations at Brickell Arch that Colliers broker Tom Farmer cited as part of the building’s draw, and the bank’s own executives described the tower as a long-term home for its North American operations. No lease term or rent figures have been disclosed. Watch for a buildout timeline and whether 1221 Brickell backfills the vacated floor as South Florida office demand keeps climbing.
