Berkshire Hathaway raised its stake in Lennar, the Miami-headquartered homebuilder, to about $1.2 billion in the second quarter, according to a Form 13F-HR the conglomerate filed with the SEC on August 14. The filing, covering holdings as of June 30, shows Warren Buffett’s company added roughly 3.1 million combined shares of Lennar’s two stock classes, a jump of nearly 30 percent from three months earlier.

Why it matters

For a developer or builder reading demand and capital availability right now, an institutional investor adding to a homebuilder position is a read backed by capital, not sentiment. Lennar is one of the two largest homebuilders in the country, and its balance sheet is a proxy for land acquisition and new-supply appetite in the national housing market. This is not an isolated bet. The same 13F shows Berkshire opening a new position in D.R. Horton, and Berkshire closed its $6.8 billion acquisition of homebuilder Taylor Morrison in July. Three separate stakes in national homebuilders inside one stretch reads as a pattern on the sector, not a single trade. It says nothing about near-term home prices and is not a signal to act on directly, but it does suggest large, patient capital sees builder balance sheets as a place worth sitting through the current cycle, which matters to anyone counting on capital being available for the next phase of a project.

The numbers

Per Berkshire’s 13F information table, the firm held 13,111,741 Class A shares of Lennar as of June 30, worth $1,119,030,921, up 29.8 percent from 10,099,642 shares three months earlier. It also held 298,117 Class B shares worth $26,445,959, up 25.4 percent from 237,703 shares. Combined, the position totals roughly $1.21 billion, and the Class A stake alone equals about 6.2 percent of Lennar’s Class A shares outstanding.

What’s next

Berkshire’s next 13F is due by mid-November and will show whether the position kept growing through the third quarter, held steady, or was trimmed. Lennar’s next earnings call is the nearer-term marker for builders, since any management commentary on order pace, incentive spend, or land banking will show whether Berkshire’s capital confidence lines up with what the homebuilder itself is seeing on the ground.
