Apparent Blackstone entity sells North Austin Corridor Park building
A BRE-named seller sold one Corridor Park industrial building in North Austin to SP Logistics Austin Owner LLC, per a county deed.
A warranty deed recorded Oct. 14, 2026 shows a seller that appears tied to Blackstone handing off one building in North Austin’s six-building, 449,600-sq-ft Corridor Park to a newly formed buyer entity.
Why it matters
A warranty deed filed with the Travis County Clerk on Oct. 14, 2026 shows a seller that appears to be a Blackstone Real Estate vehicle exiting one building inside a North Austin industrial park. The grantors are “BRE Jupiter S2 ICON TX Owner LP” and its general partner, “BRE Jupiter S2 ICON TX GP LLC.” The “BRE” prefix is the naming convention Blackstone Real Estate uses across its holding entities, which is how we identify the seller here; the deed itself does not name Blackstone, and Blackstone has not confirmed the sale. The buyer is an entity named SP Logistics Austin Owner LLC; we could not independently tie that name to a known operating brand, so we are treating it as a newly formed ownership vehicle rather than naming a parent company.
The deed covers the legal parcel described as the “Final Plat of Corridor Park 1B & Easement,” one of six buildings inside the Corridor Park industrial complex at 200 Parker Drive and 3815 Jarret Way in North Austin. For developers and investors watching institutional owners cycle out of Austin’s older industrial stock, a Blackstone-linked seller moving a single building out of a six-building park is the kind of piecemeal disposition worth tracking as a signal on how that asset is being unwound.
The numbers
Instrument 2026122164 recorded Oct. 14, 2026, at the Travis County Clerk. No sale price appears on the deed, which is standard for Texas, and none was found in our own records check, so we are not estimating one here. A JLL investment-sales listing describes the six-building Corridor Park complex at 200 Parker Drive as roughly 449,600 sq ft, built in 1996, and about 95% leased with a weighted average lease term near 2.2 years at last marketing. JLL says it was retained by ownership to market the portfolio. That listing covers the whole complex, not the 1B building alone, and does not establish a price for this transaction.
What’s next
Watch the Travis County Clerk index for deeds on the remaining Corridor Park buildings; a piecemeal sale pattern would point to the broader portfolio marketing campaign converting into separate buyers building by building. We will also continue trying to identify SP Logistics Austin Owner LLC’s parent company, since a confirmed operating brand would sharpen who is accumulating North Austin industrial space right now. More on industrial activity across the Austin market as records post.
