Braemar sells Key West's Pier House for $190M, $1.34M a key

A luxury REIT is liquidating into a soft transaction market and still clearing $1.34M a key. That number is the comp.

Indirect subsidiaries of Braemar Hotels & Resorts agreed on July 13 to sell the Pier House Resort & Spa in Key West for $190 million in cash, subject to customary closing conditions. The following day, Braemar closed on three more luxury hotels for approximately $432.7 million net. For anyone underwriting Florida resort product, the Pier House price is the number to write down.

Why it matters

A forced-ish seller in a slow transaction market is the cleanest price discovery available, and Braemar is as close to that as public hospitality gets right now. The REIT has been unwinding: it ran a strategic review, moved to a self-managed structure, and is working through a portfolio-level disposition program. Sales executed under that kind of mandate tend to clear at or below fair value, because the seller has a schedule and the buyer knows it.

Which is what makes $1.34 million a key notable. That is not a distressed print. It says the bid for irreplaceable waterfront hospitality in supply-constrained Florida submarkets has held up even while the broader hotel transaction market stayed thin, and it sets a floor that South Florida and Keys owners can point at.

The numbers

The Pier House is a 142-room resort on Duval Street in downtown Key West. At $190 million, that is roughly $1.34 million per room. Key West is one of the hardest markets in the country to add rooms to, given height, density and historic-district constraints plus the physical limit of the island, so replacement cost and entitlement scarcity are doing real work in that figure.

The July 14 closings covered The Ritz-Carlton Sarasota, Hotel Yountville and the Bardessono Hotel and Spa for about $432.7 million in cash net of transfer taxes and selling expenses. Taken together with the Pier House contract, Braemar has moved a substantial share of its remaining luxury portfolio inside a two-day window.

What’s next

The Pier House sale is under contract, not closed, and the announcement carries the standard language that closing conditions may prevent completion, so treat the price as a contract comp until it records. The developer read is on the entitlement side: when a 60-year-old asset clears $1.34 million a key because nobody can build next to it, the value is in the constraint, not the building.
