Brasfield & Gorrie, the Birmingham-based national general contractor, has leased 19,330 square feet at 2400 N Commerce Pkwy in Weston, tripling its South Florida office footprint and relocating out of Ryder System’s former Coral Gables headquarters. JLL represented the tenant in the deal, with occupancy targeted for the second quarter of 2027, according to Commercial Observer.

Why it matters

A top-tier national contractor moving its regional base from Coral Gables to western Broward, and tripling its space in the process, is a construction-industry signal, not just a real estate footnote. Firms the size of Brasfield & Gorrie do not lease more office than they need on spec; a footprint that size typically tracks staffing plans tied to active and awaiting-start work. The relocation also puts the contractor in Weston’s Park of Commerce corridor, closer to the western Broward and Palm Beach County job sites that have been driving the region’s industrial and institutional construction pipeline, rather than downtown Miami-Dade.

The numbers

The new space at Weston Pointe I, a four-story, roughly 99,752-square-foot building built in 1999 and 2000, is more than three times what Brasfield & Gorrie previously occupied in South Florida, per Commercial Observer’s reporting. Broward County Property Appraiser records confirm the building’s current owner as Madison-Ofc Weston Pointe FL LLC, tied to New York Life Investment Management’s $114.8 million purchase of the asset in January 2016. Cushman & Wakefield represented the landlord. The move comes as Brasfield & Gorrie also expands its Birmingham headquarters with an 88,000-square-foot building that broke ground in March 2026.

What’s next

Occupancy is set for the second quarter of 2027, giving Brasfield & Gorrie roughly a year and a half to build out the new Weston space. The company has not disclosed specific South Florida contract awards driving the expansion, so the backlog behind the larger footprint remains undisclosed. Watch for permit filings or contract announcements tied to Broward and Palm Beach County projects that would explain the added headcount capacity.
