A trust connected to Tony Fadell, the engineer credited with creating Apple’s iPod and co-founding Nest, paid $9.1 million for a condo at Grove at Grand Bay in Coconut Grove, one of the week’s top South Florida residential trades.

Why it matters

For agents and developers, individual condo sales rarely move a market, but the buyer here is the signal. Fadell is exactly the profile of inbound wealth that has been repricing Coconut Grove: a technology fortune choosing the Grove’s low-rise, tree-canopied blocks over Miami Beach or Brickell. When names like his keep closing at the top of the neighborhood’s stack, it tells developers that the Grove’s ultra-luxury absorption is being fed by migration rather than local churn, which supports pricing on the next round of boutique product. The 5,300-square-foot unit pencils to roughly $1,717 a foot, a benchmark for the Bjarke Ingels-designed twin towers.

The numbers

The recorded price was $9.1 million for about 5,300 square feet, or close to $1,717 per square foot. Grove at Grand Bay, developed by Terra, has become the address of choice for a run of finance and tech buyers, and Fadell’s purchase adds another marquee name to that list. The deal closed through a trust, a common structure for high-profile buyers seeking privacy. At that per-foot mark, the trade holds pricing on one of the neighborhood’s most-watched towers rather than resetting it, which is the number developers underwriting new Grove product will be watching most closely.

What’s next

Watch resale velocity and per-foot pricing at Grove at Grand Bay as a proxy for how durable the tech-money migration into Coconut Grove really is. Track it on the South Florida hub.
