Spotlight: Wellington Lifestyle Partners, builder of The Wellington

Who is behind the project, how the partnership is structured and what each side brings, from the company and public reports.

· South Florida

Wellington Lifestyle Partners (WLP) is developing The Wellington, a 400-acre private club community in Wellington, Florida, with an 18-acre Marketplace across the street from its gates. The company was announced in May 2023 as a venture between NEXUS Luxury Collection and Mark Bellissimo, according to the law firm that advised NEXUS. The project’s sales debut is in our The Wellington sales debut.

Why it matters

WLP pairs a hospitality operator with local owners. NEXUS, a shareholder in WLP, will manage the club and is backed by Tavistock Group, according to WLP’s release. Douglas McMahon is WLP’s CEO and a NEXUS senior managing partner. Paige Bellissimo is president and partner. A Wellington Town-Crier report listed Mark Bellissimo, Jeff Skoll, Marsha Dammerman, Lisa Lourie, Roger Smith and NEXUS as shareholders; that list is the paper’s, not ours to confirm.

The numbers

The release puts the plan at 253 residences on 400 acres, with 49 estate homes launched from $10 million. A 2023 letter from the developer, published by the Town-Crier, cited a $375 million investment; we have not seen a current figure. NEXUS’s flagship reference project, according to the release, is Albany, a 600-acre resort community in The Bahamas.

What’s next

Delivery of the first homes and amenities is slated for late 2028. WLP also plans a second phase, The Wellington South, with equestrian villas and farm lots. Because the company is new to our coverage, we will add its land, approvals and financing records here as they are filed. It is a useful name for builders and brokers to know before the first closings.
