Mast Capital tops off Cipriani Residences at 950 feet, 80% sold

Mast Capital has topped off Cipriani Residences Miami at 950 feet and 80 stories, making it the tallest residential tower south of New York. The Brickell supertall reached full height on July 15 with more than 80% of its 397 condos already sold and delivery targeted for the summer of 2027.

Why it matters

For builders, a clean top-off on an 80-story tower is the milestone that de-risks everything downstream, and doing it with the sales already in hand changes the story. Cipriani Residences is the Cipriani family’s first ground-up residential project, and Mast Capital broke ground in February 2024 on a roughly $600 million construction loan that was then the largest condo construction loan in Florida. Getting the structure to 950 feet on that financing, with more than 80% of units sold before the concrete crews finished, is the strongest signal yet that Brickell’s ultra-luxury demand is deep enough to underwrite supertalls, not just market them.

It also matters as a datapoint against the oversupply worry hanging over Miami. Plenty of proposed towers stall at the sales-gallery stage. This one cleared its capital, its structure and the bulk of its sellout at the same time, which is the combination lenders now want to see before they finance the next one. Every developer chasing a Brickell high-rise site will point to these pre-sales.
