Cipriani Residences Miami Lists $33M Brickell Penthouse

Mast Capital's Cipriani Residences Miami priced two Brickell penthouses at $33M and $19.8M, setting a fresh top-of-market psf mark.

Mast Capital has priced the two largest penthouses at Cipriani Residences Miami, its 80-story, 950-foot tower at 1420 S Miami Ave in Brickell, under the name “The 1931 Collection.” The San Marco, at 9,677 square feet of interior and outdoor space, is asking $33 million. The Torcello, at 6,703 square feet, is asking $19.8 million.

Why it matters

Run the math and the two units land at roughly $3,411 and $2,954 a square foot. That is the number developers underwriting the next Brickell tower need, because it marks where a name-brand sponsor believes buyers will pay at the top of the stack in this submarket right now. Mast Capital is already claiming 85% of the building sold ahead of a Summer 2027 occupancy, which means this pricing is not aspirational guesswork, it is what the market has actually been clearing at as the building has sold down. Any pro forma for a competing Brickell condo tower now has a real ceiling comp to underwrite against, not just a rendering and a hope.

The numbers

Cipriani Residences Miami holds roughly 300-plus units and is billed as the tallest residential tower south of Manhattan. Arquitectonica’s Bernardo Fort-Brescia designed the tower and 1508 London did the interiors. The San Marco’s $33 million price divided by its 9,677 square feet works out to about $3,411 per square foot. The Torcello’s $19.8 million divided by 6,703 square feet works out to about $2,954 per square foot, a roughly 15% discount to the larger unit that reflects the usual premium compression as penthouse size climbs. “Authenticity is what ultimately distinguishes a truly exceptional branded residence,” Mast Capital founder Camilo Miguel Jr. said of the listings.

What’s next

With 85% of the tower already sold and delivery set for Summer 2027, the two penthouses are effectively the last marquee inventory Mast Capital has left to move before closings begin. Every other sponsor with land or entitlements in Miami now has a fresh, dated psf benchmark to defend or beat when they go to lenders with their own Brickell high-rise pro forma.
