Citadel Care Centers Lands $50.9M PNC Loan in North Miami Beach

Citadel Care Centers has landed a $50.9 million construction loan from PNC Bank to build a four-story skilled nursing facility with a parking garage on 3.2 acres at 1875 and 1800 Northeast 167th Street in North Miami Beach, according to Commercial Observer. The New York-based operator’s site currently holds the 50,088-square-foot Aventura Plaza Rehabilitation and Nursing Center, and it is not yet clear whether that building comes down or stays alongside the new construction.

Why it matters

A bank writing a ground-up construction check for skilled nursing is notable on its own in a South Florida lending market that has pulled back hard on office and condo construction debt. PNC’s willingness to fund new beds, rather than just refinance stabilized product, signals that senior housing has become one of the few asset classes where lenders still see enough demand growth to underwrite new supply. For Miami developers scanning for financeable land uses, that is the real story behind the loan size.

The numbers

Florida’s senior population is projected to grow about 4 percent a year through 2030, and senior-housing occupancy nationally has climbed to just over 90 percent in the first quarter of 2026, up from roughly 80 percent five years earlier, according to Colliers data cited by Commercial Observer. That tightening backdrop has pulled capital into the sector at scale this month alone: PGIM Real Estate sold its 7-acre Delray Beach senior community, since identified as The Arbor at Delray, for more than $140 million, and Healthpeak Properties paid more than $62 million for a 136-unit Boynton Beach facility.

What’s next

Citadel Care Centers has not disclosed a general contractor, opening date or the fate of the existing Aventura Plaza building on the site. Developers underwriting competing skilled-nursing or assisted-living sites in northeast Miami-Dade should watch construction timelines here as an early read on how fast lenders expect this occupancy cycle to keep converting into leased beds.
