Three homebuilders recorded four deeds of trust in Collin County totaling $190,000,000 between Sept. 28 and Oct. 5, 2026: William Ryan Homes ($100,000,000), American Legend Homes ($35,000,000) and Tradition Homes ($55,000,000 across two instruments). For builders and lot sellers, it shows which operators have bank money lined up in Collin County heading into winter.

Why it matters

A deed of trust is a loan secured by property, not a purchase, and Texas deeds carry no sale price. The amounts below are what each lender’s lien secures, as shown in the county clerk’s recorded index. The public record we could reach lists borrower, lender, amount and the recorded lots; we did not read the loan terms, so we do not say whether any of these are revolving or acquisition lines.

For a lot developer in Celina or McKinney, the lender mix matters more than the headline: Fifth Third, Texas Capital, Prosperity and Kirkpatrick are each backing a different builder in the same eight-day window. See the wider picture on the Dallas-Fort Worth market page.

The numbers

  • William Ryan Homes: $100,000,000 to Fifth Third Bank, instrument 2026000129625, recorded Sept. 28. Legal description references Aster Park Phase 2, McKinney.
  • Tradition Homes: $25,000,000 to Prosperity Bank, instrument 2026000131875, recorded Oct. 1. Legal description references Parks at Wilson Creek Phase 2, Celina.
  • Tradition Homes: $30,000,000 construction deed of trust to Kirkpatrick Bank, instrument 2026000131841, recorded Oct. 1. Also Parks at Wilson Creek Phase 2, Celina.
  • American Legend Homes: $35,000,000 to Texas Capital Bank, instrument 2026000133456, recorded Oct. 5. Legal description references Ten Mile Creek Phase 2, Celina.
  • Total: $100,000,000 + $35,000,000 + $25,000,000 + $30,000,000 = $190,000,000. Each instrument is counted once.
  • Not added: a second $25,000,000 Tradition Homes deed of trust to Prosperity Bank, instrument 2026000132066, recorded Oct. 1 on Mustang Lakes Phase Seven, Celina. Same lender, amount and day, so it may secure the same facility.
  • Tradition Homes accounts for $55,000,000 of the total, 29% of the four recordings.

What’s next

Watch for lot purchases, plat recordings and release-of-lien filings tied to the same subdivisions. Releases or new deeds of trust against these phases would show how fast each builder is drawing and paying down. We will update if the instruments show loan type or secured acreage.
