Cook County Logs $212 Million in Industrial, Commercial Sales
Cook County recorded eight industrial and commercial sales worth $212.6 million this summer, from a West Loop office building to suburban warehouses.
Cook County recorded eight industrial and commercial property sales worth a combined $212,579,333 between late May and early August 2026, according to Cook County Assessor Parcel Sales records. The deeds span the city and the northwest suburbs, and none carry a county-verified buyer or seller name, only the current tax-bill mailing name on each parcel.
Why it matters
Eight deeds above $18 million each in about 10 weeks gives brokers and buyers a fresh set of Cook County price points for office, retail and industrial product. Recordings lag closings by roughly two months. The deals range from a $40 million West Loop office building to a $18.5 million industrial parcel on the city’s Southwest Side, with warehouse, big-box retail and incentive-class industrial sites in between. One of the sales, the $40 million trade of 1201 W Lake St, is independently confirmed: Traded reported that Spear Street Capital bought the building from McCaffery Interests, matching the dollar figure in the county record. The rest of the mailing names on these parcels are not confirmed transaction parties and are omitted here.

What’s next
Cook County’s sales data runs roughly two months behind the actual closing date, so sales that closed through late summer and early fall have not surfaced in the data yet and more deeds in this range are likely to post before year end. We have not independently confirmed buyers or sellers on the other seven parcels beyond the Lake Street trade, and will update this record if a verified party emerges.
