Costco Wholesale Corporation took title to two Garland lots from two different sellers, with both warranty deeds recorded Oct. 16, 2026, at the Dallas County Clerk. OSI 1602 Kings Rd LLC conveyed Lot 1R, Block 1 of Sears Industrial District No. 4 under instrument 202600222794, and Garlly Associates Limited Partnership conveyed Lot 1R, Block 1 of Sears Industrial District No. 3 under instrument 202600223026.

For Garland industrial brokers and landowners, Costco is now a recorded buyer in the Sears Industrial District, and the deeds do not yet say what it plans there.

Why it matters

Two deeds to the same buyer from two sellers, recorded the same day, point to a coordinated purchase rather than a single opportunistic buy. Neither deed states what Costco intends to build. The retailer also closed on land in Haltom City this month tied to a fuel-facility permit, making Garland the second Costco land purchase in Dallas-Fort Worth this desk has tracked in October.

The numbers

Instrument 202600222794 was recorded Oct. 16, 2026, with an instrument date of Oct. 14, 2026, naming OSI 1602 Kings Rd LLC as grantor. Instrument 202600223026 was recorded and dated Oct. 16, 2026, naming Garlly Associates Limited Partnership as grantor. Both deeds name Costco Wholesale Corporation as grantee. Texas warranty deeds do not carry a sale price, and neither filing lists one, so no dollar figure attaches to either transfer. Dallas County records do not show an associated deed of trust for either instrument as of this writing.

What’s next

A city of Garland permit, site plan or zoning case covering either lot would be the next primary record to show what Costco plans for the two properties. This desk will track Garland’s planning agendas for a filing tied to either lot.
