Craig Zinn Pulls $23.5M Permit for Subaru of West Kendall

Miami-Dade County issued a $23.5 million vertical construction permit on August 25 for Craig Zinn Automotive Group’s Subaru of West Kendall dealership at 15200 SW 136th St, the first building permit the county has attached to a site the dealership group bought for the identical dollar figure two and a half years earlier.

Why it matters

Permit 2026067460 lists Miller Construction Company, the South Florida firm behind Craig Zinn Automotive Group’s earlier $20 million expansion of Toyota/Lexus of Kendall, as contractor of record, and Brittmotors LLC as developer of record. Neither the permit nor Brittmotors LLC’s own state filing names Craig Zinn Automotive Group, but Sunbiz lists the LLC’s registered agent address as care of the dealership group’s Hollywood headquarters at 1841 North State Road 7, tying the filing entity to the company that held a groundbreaking ceremony on the site last November, one attended by U.S. Rep. Byron Donalds. The vertical permit converts that ceremonial groundbreaking into a county-recorded construction figure and clears the showroom and service center for framing. This will be the group’s eighth dealership, and CZAG’s own account of the project puts more than 150 new jobs on the West Kendall site.

The numbers

The $23,500,000 declared value on 153,450 permitted square feet works out to roughly $153 per square foot for the single-story commercial structure, Miami-Dade’s coding for the new dealership building. That declared construction figure matches, dollar for dollar, the $23,500,000 Brittmotors LLC paid K & B Investment Corp for the underlying 410,335-square-foot site, about 9.4 acres coded Vacant Land - Industrial, when the deal closed on Jan. 19, 2024, according to the county’s own Property Appraiser comparable-sales record. The Real Deal reported the purchase at the time as roughly $24 million for a Kendall dealership development site.

What’s next

Watch for the county to recode the parcel off its vacant-land use as the showroom and service bays rise, and for the trade-permit sequence, electrical, plumbing and paint-booth work, that typically follows a vertical filing of this size ahead of an opening CZAG has targeted for early 2027. The project sits in South Florida’s fast-growing West Kendall auto corridor, where CZAG already operates Acura, Lexus and Toyota stores, and a completed Subaru of West Kendall would give the group its eighth Florida rooftop.
