Crescent Heights' NEMA Towers to Bring 1,030 Units to Edgewater

Crescent Heights wants to put two towers and 1,030 apartments on a single Edgewater block, using the NEMA name it already carries in other cities to fill the full parcel between Biscayne Boulevard and Northeast 2nd Avenue.

Why it matters

Edgewater has absorbed towers one lot at a time for a decade. This one takes an entire city block at once, pairing a 49-story tower with a 21-story tower over a shared parking podium and ground-floor commercial space. For a South Florida submarket that keeps adding supply north of downtown Miami, a single full-block filing at this unit count is a meaningful marker of how much more Edgewater has left to build out.

The numbers

The project totals 1,030 residential units split across the two towers, with the design fronting Northeast 32nd Street. The shared podium is built for 932 parking spaces plus 9 on-street spots, and carries 105,011 square feet of commercial space at grade. At least 40 percent of the units, or 412 apartments, would be reserved for renters earning up to 120 percent of area median income for 30 years under Florida’s Live Local Act, the density and height bonus that has made projects like this financially possible on a site this size.

What’s next

Miami’s Urban Development Review Board unanimously recommended the project, with two conditions attached: refining the parking podium’s street-facing design and adjusting shade tree placement along the block. The recommendation moves the towers, designed by RSP Architects, toward the city’s formal approval process. No construction timeline has been disclosed.
