Hedge fund financier Jay Newman has sued over the stalled pedestrian bridge connecting Miami Beach’s Five Park development to South Beach, The Real Deal reported. The suit names Crescent Heights and Terra, the project’s developers, marking the first legal action tied directly to a bridge that has sat unfinished for months.

Why it matters

Five Park is one of South Florida’s highest profile developments, and the pedestrian bridge, known as the Canopy Bridge, was built as the project’s signature link to the beach. Newman is a former Elliott Management hedge fund manager known for aggressive debt litigation, so a suit filed in his name over a stalled piece of South Florida infrastructure carries weight beyond the dollar figures involved. The Real Deal reported the dispute now sits in court rather than in the public back and forth over whose fault the delay is.

The numbers

The bridge was designed as a $30 million centerpiece of Five Park, with construction starting in early 2025 and an opening originally targeted for the second half of 2026, The American Developer reported in September. That target has passed with the span still closed to the public.

What’s next

Crescent Heights and Terra have not said publicly when the bridge will open, and neither developer has commented on the lawsuit. The filing raises the odds that a timeline finally gets set by a judge rather than by the developers themselves, and it keeps Five Park’s most visible unfinished piece in the news well past its original delivery date.
