Crow Holdings Targets $3.25B for Fund XI, Its Largest Ever

Crow Holdings Realty Partners XI, L.P. is raising toward a $3.25 billion target, according to a Form D/A the Dallas-based firm filed with the SEC on August 24, 2026. The filing shows $1,088,475,000 already committed from 49 investors, with $2,161,525,000 still open, and lists an April 2, 2026 date for the fund’s first sale. If it reaches target, Fund XI will top Crow Holdings’ predecessor, Fund X, which closed at $3.1 billion in commitments in February 2024 and was itself the firm’s largest raise to date.

Why it matters

A $3.25 billion value-add vehicle from one of the country’s most active private real estate managers is dry powder that developers need to account for directly, whether as competition for the same assets or as a capital source for their own deals. Crow Holdings’ prior fund in the series, Fund X, invested primarily in industrial and multifamily properties plus specialty sectors including manufactured housing, convenience retail, self-storage and student housing, drawing capital from sovereign wealth funds, insurers, pensions and family offices. Fund XI carries the same firm and the same numbered series forward, and its target is roughly 5% above Fund X’s closed size and more than 40% above the $2.3 billion Fund IX raised before that. That trajectory signals institutional capital still wants exposure to this strategy even as many managers report a tighter fundraising environment.

The numbers

Fund XI’s total offering amount is $3.25 billion. As of the August 24 amendment, $1,088,475,000 had been sold to 49 investors, leaving $2,161,525,000 remaining. The fund reported first sale on April 2, 2026, and disclosed roughly $7 million in estimated sales commissions. Fund X, the predecessor, closed at $3.1 billion in commitments in February 2024, with co-invest agreements pushing total investable equity to nearly $3.7 billion, up from Fund IX’s $2.3 billion. “This fund will continue to selectively invest in real estate assets that we believe benefit most from long-term secular trends,” Crow Holdings Capital CEO Bob McClain said of Fund X’s close.

What’s next

Crow Holdings has not filed a final close date for Fund XI, and the SEC record only captures capital raised through late August, not deployment. For developers, the open question is where that money lands first. Crow Holdings’ prior vintages leaned into industrial and multifamily, sectors where national supply has cooled and pricing has started to reset, which is typically when a value-add buyer with fresh capital starts moving on assets that need repositioning rather than ground-up construction.
