DaGrosa's Kempinski Residences Miami Reveals Interiors
Kempinski's US debut gets its interiors. The land underneath it traded for $33.6 million two years before pricing opened above $1.5 million a unit.
Rockwell Group has released interiors for Kempinski Residences Miami Design District, the hotel brand’s first branded-residence project in the United States, developer DaGrosa Capital Development Partners confirmed. The two 20-story towers at 3801 and 3883 Biscayne Boulevard will hold 132 private residences, 6 townhomes and 17 guest suites, designed by architect of record Arquitectonica with landscape by Enea.
Units range from roughly 900 square feet for one-bedrooms to more than 3,500 square feet for penthouses, with pricing starting near $1.5 million for a one-bedroom and running past $10 million for penthouses, according to developer marketing materials. Completion is targeted for the fourth quarter of 2029.
Why it matters
Kempinski putting its first US flag on a Design District site, rather than the oceanfront, tests whether the branded-residence premium travels without a beach view. The project leans on hospitality service and interior pedigree instead of waterfront to justify per-unit pricing that starts above $1,600 a square foot at the low end. For developers watching SoFla’s luxury tier, it is a live read on whether Miami’s brand-name buyer pool cares more about the flag and the design team than the water.

Kolter Group and DaGrosa Capital Partners paid $33.6 million for the 1.4-acre site in March 2024, buying it from a Bloomberg Equities-led venture and financing the purchase with an $11 million acquisition mortgage, according to Commercial Observer’s report on the deal. Two years later, the developer is pricing 132 residences from $1.5 million, with three-bedrooms from $4 million. The project sits in Miami, where luxury condo product has increasingly leaned on hotel brands to command premium pricing.
What’s next
Sales have launched, with DaGrosa marketing the project toward buyers seeking hospitality-branded service in an urban, non-waterfront setting. The next milestones to track are permit filings for vertical construction, which have not yet surfaced on Miami-Dade’s public record, and whether the pricing structure holds as the project moves from renderings toward its 2029 completion target.
