DaGrosa reveals interiors for Kempinski's first US residences
Rockwell Group interiors, Arquitectonica towers, and a European hotel brand's first US residential bet, all on Biscayne Boulevard.
DaGrosa Capital Development Partners has released interior and amenity renderings for Kempinski Residences Miami Design District, the European hotel group’s first branded residential project in the United States. For developers watching how far the branded-residence premium can travel from the water, this is the test case.
Why it matters
Miami’s branded-residence market has been anchored to waterfront and Brickell addresses. Putting a first-in-country hotel brand on Biscayne Boulevard, alongside the Design District rather than the bay, prices a different thesis: that neighborhood identity and retail adjacency can substitute for a water view at the luxury end.
That is a product decision with direct read-through. If it absorbs, the branded model opens up inland corridors across Miami that currently underwrite as conventional condo. If it stalls, the premium stays tied to the water, and the pricing gap between the two stays where it is.
The numbers
The project sits at 3801 and 3883 Biscayne Boulevard as two 20-story towers holding 132 private residences, six townhomes, and 17 guest suites sold only to residents. Arquitectonica is the architect, Rockwell Group is handling interiors, and Enea is the landscape architect. ISG World is running sales. Completion is targeted for the fourth quarter of 2029.
The residences are two to four bedrooms, with interior layouts running roughly 2,100 to 3,100 sq ft and total living areas reaching up to 3,700 sq ft.
A note on those figures. The two outlets that covered this week’s reveal published conflicting programs, one reporting 20 stories and 132 residences and the other 23 stories and 128. We went to Kempinski’s own announcement of the project, which confirms 132 residences across two 20-story towers.
What’s next
