UMB Bank Lends $91.3M on 19 Oak Lawn Lots Bought From H-E-B

H-E-B has sold a block of 19 lots in Dallas’s Oak Lawn area, and the buyer financed the land with a $91.3 million UMB Bank loan that recorded with the deed, Dallas County records show. Both documents are dated Oct. 13, 2026, and recorded at 12:34 p.m. on Oct. 14.

Why it matters

This is one loan, from one lender, to one borrower, secured by one block of land. It is not a blanket figure spread across a portfolio, so the full $91.3 million rides on these 19 lots. A loan that size on a single block points to a building, not a land hold: the borrower’s name, Lemmon MF Owner LLC, reads as a multifamily vehicle, though neither record says what will be built. The sponsor behind the borrower is not named on either record, an absence worth tracking as permits or zoning filings surface.

The numbers

The deed of trust, instrument 202600220931, says UMB Bank “has agreed to loan to Borrower the maximum principal amount of $91,315,000.00.” A maximum principal is the ceiling the lender committed, which can be drawn over time, not necessarily cash advanced at closing. The clerk index lists the collateral as Lots 1 through 8, Lot 10, Lot 11 and nine more lots in Block K, New City Block 1321, of the Bowser and Lemmon Oak Lawn and North Dallas addition. Lot 9 is not among the lots shown on the index, so the full 43-page instrument, not the index, is the record for the exact lot list. The warranty deed, instrument 202600220929, moves the same Block K lots from HEB LP to the borrower. Texas deeds carry no sale price, so the land price is not public.

What’s next

Neither record names an architect, contractor or project sponsor. A zoning case, building permit or TDLR TABS registration for Block K would be the next primary record to show what gets built and who is building it. See the Dallas market hub for more Dallas land and financing activity.
